5.1 )When you submit a listing, you grant Praba a non-exclusive, royalty-free, worldwide license to display, reproduce, distribute, and otherwise use the content

5.4 )We may refuse, remove, or disable access to any listing or content at our discretion, with or without notice
6.Fees, Payments & Premium Services
6.1 )Basic services (like browsing, submitting a standard listing) may be offered free of cost (as per Praba’s policy).
6.2 )For any premium services (e.g. enhanced listing visibility, featured placement, agent matching), you may be required to pay fees. Such fees, payment terms, and refunds (if any) will be clearly stated.
6.3 )All payments must be made in the accepted modes (e.g. online payment gateway, bank transfer).
6.4 ) We may suspend or discontinue premium services or modify pricing, at our discretion, giving notice where required.
6.5 )Unless explicitly stated, fees paid are non-refundable.
7.Inquiries, Leads & Commissions
7.1 )When a prospective buyer/renter contacts you via the Site, Praba may forward the lead.
7.2 )We act as a facilitator or platform, not as your agent (unless formal agreement).
7.3 )Any commission, brokerage, or legal obligations arising from the transaction are between the parties (owner, buyer, agent) and not Praba, unless otherwise agreed in writing.
7.4 )Praba does not guarantee transaction completion, nor does it guarantee correctness of leads.
8.Disclaimers & Limitation of Liability
8.1 )No Warranty :The Site, its content, services, and listings are provided “as is,” without warranty of any kind. We do not guarantee accuracy, completeness, or timeliness.
8.2 )To the fullest extent permitted by law, Praba disclaims all warranties — express, implied, statutory — including merchantability, fitness for a particular purpose, non-infringement.
8.3 )Limitation of Liability : Praba shall not be liable for any indirect, incidental, consequential, punitive, or special damages arising out of or related to your use of the Site or services (e.g. loss of profits, loss of data, etc.), even if we were advised of the possibility.
8.4 ) Our liability for direct damages is limited to the amount you paid to Praba (if any) in the past 12 months (or a capped sum as per law).
8.5 )Nothing in these Terms limits liability that cannot be excluded under applicable law (e.g. for death or personal injury from our negligence).
9.Indemnification
You agree to indemnify, defend, and hold harmless Praba (and its officers, employees, agents) from and against any and all losses, liabilities, claims, demands, damages, costs, and expenses (including legal fees) arising out of or related to

10.1 )The Site design, layout, software, trademark, logo, graphics, text, images — unless otherwise credited — are owned by Praba or licensed to it.
10.2 )You must not copy, reproduce, modify, republish, upload, post, transmit, or distribute any material from the Site (in whole or part) without prior written permission.
10.3 ) If you believe your content or rights are being infringed, you may provide a notice (DMCA-style takedown) to us with relevant details.

12.Termination & Suspension
12.1 )We may terminate or suspend your access (temporarily or permanently) to the Site or services at any time, for any reason (including violation of Terms).
12.2 )On termination, your rights to use the Site cease immediately.

13.Governing Law & Dispute Resolution
